    Development Lead / Project Director

United States, the Midlands (UK), and Karnataka (India)

You will own a data center program from site selection through energization and handover. That means setting the strategy, building the schedule and budget, and keeping land, power, permitting, design, and construction moving in step. You will lead a cross-functional team, manage relationships with investors, utilities, and customers, and make the calls when trade-offs get tough. We are looking for someone with 10+ years delivering large-scale mission-critical or energy infrastructure, a track record of bringing multi-megawatt projects in on time, and the credibility to run a room full of engineers, lawyers, and financiers. PMP or equivalent is a plus.

    Site Acquisition and Land Specialist

United States, the Midlands (UK), and Karnataka (India)

You will find, evaluate, and secure the sites our projects depend on. You will screen parcels for power availability, fiber access, water, zoning, and flood or seismic risk, then negotiate purchases, options, and leases. You will work closely with the power, permitting, and legal teams to make sure a site is buildable before we commit capital. You bring 5+ years in commercial or industrial real estate, ideally in data centers, energy, or logistics, with strong negotiation skills and comfort with due diligence and title work in your local market.

    Power and Utility Interconnection Lead

United States, the Midlands (UK), and Karnataka (India)

Power is usually the critical path, and you will own it. You will manage load studies, grid connection applications, and substation and transmission agreements with the local utility or network operator, and plan for on-site generation, storage, and renewable supply where it makes sense. You will translate utility timelines into program schedules and flag risks early. We want someone with 8+ years in utility operations, transmission planning, or large-load connections, a working knowledge of the regulatory framework in your region (for example FERC and state commissions in the US, Ofgem and the network operators in the UK, or state electricity regulators and discoms in India), and the ability to build trust with utility counterparts.

    Permitting, Zoning, and Environmental/Regulatory Lead

United States, the Midlands (UK), and Karnataka (India)

You will secure every approval a project needs, from rezoning, planning consent, and site plan review to emissions permits for backup generation, drainage, and environmental impact assessments. You will manage consultants and outside counsel, lead community and municipal engagement, and keep a clear tracker of approvals against the schedule. You bring 7+ years in land use, planning, environmental, or regulatory work on large industrial or infrastructure projects, and the patience and communication skills to work with local authorities and stakeholders.

Design Team: Architect, MEP, Structural and Civil Engineers

United States, the Midlands (UK), and Karnataka (India)

We are building a design bench for high-density, high-reliability data centers. Architects will shape the building envelope, layout, and security zoning. MEP engineers will design the electrical distribution, mechanical systems, and fire protection that deliver the required uptime. Structural and civil engineers will handle foundations, loading, site grading, and drainage. Across all disciplines, you will coordinate in BIM, review vendor submittals, and support construction with clear answers. We look for professionally chartered or licensed engineers and architects (PE or RA in the US, chartered status in the UK, or the equivalent registration in India) with experience on mission-critical facilities, familiarity with Uptime Tier and TIA-942 standards, and a habit of designing for constructability and speed.

    Cooling and Thermal Engineer

United States, the Midlands (UK), and Karnataka (India)

AI workloads are pushing rack densities well beyond what air cooling can handle, and you will design the answer. You will specify and model liquid cooling, direct-to-chip, rear-door, and hybrid systems, run CFD analysis, and optimize for efficiency, water use, and resilience across very different climates, from the cool UK Midlands to hot, water-constrained Karnataka. You will work with the MEP team and equipment vendors from concept through commissioning. You bring 6+ years in mechanical or thermal engineering for data centers or other high-heat-density environments, strong analytical skills, and hands-on experience with chillers, CDUs, and heat rejection systems.

    General Contractor and Construction Manager

United States, the Midlands (UK), and Karnataka (India)

You will lead the build. That includes managing subcontractors, sequencing trades, controlling cost and quality, enforcing safety, and keeping long-lead equipment like generators, switchgear, and transformers on schedule. You will report progress and risk clearly to the development lead and support commissioning through to handover. We want 10+ years running large commercial, industrial, or mission-critical construction, a strong safety record under the standards of your region, and a proven ability to deliver complex projects on a compressed timeline. Data center experience is strongly preferred.
